Can I install an EV charger in a rented home?

Yes, tenants in Ireland can install an EV charger in a rented property, provided they follow specific legal, safety, and financial steps. This guide outlines the requirements for both houses and apartments.

Prerequisites

Before starting the installation process, you must meet the following criteria:

  • Off-Street Parking: You must have a private driveway or a designated, deeded parking space.

  • Landlord Consent: You must have written permission from your landlord.

  • Safe Electric Contractor: The work must be performed by a Safe Electric Registered Electrical Contractor.

1. Get Written Permission

You cannot legally alter the property's electrical system without the landlord's consent.

  • The Request: Provide your landlord with a detailed plan, including the specific charger model (must be from the SEAI Smart Charger Register) and the name of the certified installer.

  • The Agreement: It is recommended to sign a simple letter of agreement stating who owns the charger and whether it will be removed or left behind at the end of the tenancy.

2. Special Requirements for Apartments

If you live in an apartment or multi-unit development (MUD), the process involves an extra layer of approval:

  • OMC Approval: You must get permission from the Owners’ Management Company (OMC) in addition to your landlord.

  • The Infrastructure: Cabling often needs to pass through common areas. The OMC may require a specific "management system" to ensure the building’s main power supply isn't overloaded.

  • Grants: OMCs can apply for the Apartment Charging Grant, which covers up to 80% of the cost of installing shared infrastructure.

3. Applying for the SEAI Grant

Tenants are eligible for the SEAI Home Charger Grant, which currently offers €300 toward the cost of installation.

CRITICAL: Do not start any installation work until you have received your "Letter of Offer" from the SEAI. If work begins before this, your grant application will be rejected.

Steps to apply:

  1. Find a registered installer and get a quote.

  2. Apply online at SEAI.ie using your MPRN number and Eircode.

  3. Wait for the Letter of Offer (valid for 6 months).

  4. Complete the installation and submit the "Payment Request Form" signed by your electrician.

4. Safety & Compliance

  • No 3-Pin Charging: Do not use a standard domestic socket for regular EV charging. It is a fire risk and likely violates your rental agreement.

  • Certification: Your electrician must provide a Certificate Number 3 (Test Record Sheet) upon completion. Keep a copy of this for your landlord and your insurance records.

  • Smart Chargers: To qualify for the grant and ensure grid stability, the charger must be a "Smart" unit capable of scheduling charging for off-peak hours (e.g., Night Boost rates).

Frequently Asked Questions

Who pays for the installation? Usually, the tenant pays for the installation and keeps the grant. However, some landlords may agree to split the cost if the charger stays with the property to increase its value.

Can I take the charger with me when I move? Yes, but you must discuss this with your landlord first. You will be responsible for the cost of safely decommissioning the unit and making good any damage to the walls.
