Can You Install Solar Panels on Period Homes in Ireland? (Victorian, Georgian, Older Cottages)

If you live in a Victorian terrace, a Georgian townhouse, a 1950s bungalow or an older Irish cottage, you may assume solar panels are impossible or require mountains of paperwork. The good news is that most older homes in Ireland can have solar panels installed just as easily as a modern semi-detached, and the €1,800 SEAI grant applies regardless of your property's age.

The considerations are slightly different from a new build, but they are manageable. This guide covers everything you need to know about installing solar panels on period and older properties in Ireland: roof structure, slate roofs, planning permission for protected structures, and what to check before getting a quote.

Are Older Homes Suitable for Solar Panels in Ireland?

Yes. In fact, many of the best-performing solar installations in Ireland are on older properties. Period homes often have advantages for solar: large, unobstructed south-facing roof slopes; well-insulated solid walls; and rural locations with minimal shading from neighbouring buildings.

There is no age restriction on solar installation in Ireland. A 200-year-old farmhouse and a 1990s bungalow both qualify for the SEAI grant on the same terms, provided the property was built and occupied before 1 January 2021.

The main differences from a modern build are:

  • Roof structural assessment to check timber condition
  • Roofing material compatibility (natural slate, fibre cement, concrete tiles)
  • Planning permission considerations for protected structures
  • Older electrical systems that may need upgrading

Is Your Old Roof Strong Enough for Solar Panels?

Modern solar panels weigh approximately 21 to 24 kg each, about 10 to 12 kg per square metre. A typical 8-panel system weighs 170 to 190 kg distributed across roughly 16 m² of roof. Irish domestic roofs, including older ones, are generally built to carry substantially more, typically 75 kg/m² or more (including snow loads).

However, very old roofs built before the 1930s may have roofing timbers that have weakened with age, insect damage or rot. Any reputable installer will inspect the roof structure during the site survey. If there is concern about timber condition, a structural engineer's assessment may be recommended before installation, typically costing €200 to €400 for a residential assessment.

This is worth doing anyway on an older property before adding any new load. If minor repairs are needed, your roofer can address them before the solar installation proceeds.

Roofing Materials on Older Irish Homes

Natural Slate Roofs

Natural slate is one of the most common roofing materials on older Irish homes, and it is well-suited to solar installation. Experienced installers use slate-specific roof hooks that lift individual slates, fix through to the roof structure, and reinstate the slate, preserving the roof's weatherproofing without drilling through any slates.

The result is invisible from below and weathertight. Natural slate installations are slightly more labour-intensive than tile roofs, but they are entirely standard practice in Ireland. Confirm at the site survey that your installer has specific experience with natural slate roofs.

Fibre Cement Slates (Eternit, Marley)

Fibre cement slates are more brittle than natural slate and require specialist roof hooks designed to minimise stress during installation. Most experienced solar installers work with fibre cement regularly, but confirm at the survey that they have experience with this material specifically.

Important: Older fibre cement products manufactured before the 1980s may contain asbestos. See the section below.

Concrete and Clay Tiles

Standard tile roofs (concrete or clay) are the easiest material to work with. Tile hooks are simple, fast and widely used. Old concrete tiles that have become brittle or cracked are a consideration; a good installer will check tile condition during the survey and flag any that need replacing before installation proceeds.

Asbestos Cement Roofing (Important)

Some pre-1980s Irish agricultural buildings, garages and a small number of homes used asbestos cement roofing: flat corrugated sheets, often grey or green. If you suspect asbestos cement on any part of your roof or structure, do not proceed with any drilling or disturbance until a licensed asbestos surveyor has confirmed the material.

Modern asbestos management practice in Ireland does not require immediate removal if the material is undamaged and encapsulated, but any drilling, cutting or mechanical disturbance of asbestos cement is illegal without a licensed contractor. Solar panels cannot be installed on asbestos cement roofing without first replacing the roofing material.

If you are unsure, have the material tested before engaging a solar installer. The Health and Safety Authority (HSA) has guidance on asbestos identification and licensed surveyors.

Thatch

Solar panels on thatched roofs are not feasible. Thatched roofs require regular re-thatching (approximately every 15 to 25 years), which would require removing and reinstalling the solar panels each time at significant cost. Ground-mounted solar on the property is the practical alternative for a thatched home with suitable garden space.

Planning Permission for Solar Panels on Older Homes

Standard Planning Exemption

At the time of writing September 2026, most older homes qualify for the standard planning exemption under S.I. 493 of 2022. Rooftop solar panels on houses are exempt from planning permission, provided panels are kept at least 50 cm from the roof edge. There is no area limit for roof-mounted panels on houses. The age of the property is not a factor in the exemption.

According to the Department of Housing, Local Government and Heritage, houses, regardless of location, may now install unlimited solar panels on their rooftops without any requirement for planning permission (subject to certain conditions).

Protected Structures

If your home is a protected structure (listed on your local authority's Record of Protected Structures, or RPS), solar panels are not planning-exempt. You need to apply for planning permission for any works that could affect the character of the protected structure. This includes rooftop solar visible from the street or surrounding area.

Whether planning permission is granted for solar on a protected structure depends on the local authority, the visibility of the panels and the specific protection status of the building. Panels on a rear-facing slope of a protected structure are generally viewed more favourably than front-facing panels.

Check your local authority's RPS online or contact the planning department to confirm whether your property is listed.

Architectural Conservation Areas (ACAs)

Homes in ACAs may install rooftop solar under the standard planning exemption, provided the panels do not "materially affect the character of the area." In practice, this means panels on rear-facing slopes (invisible from the public street) are generally exempt; panels on prominent front-facing slopes visible from the street in a heritage streetscape may require a planning application.

Ask your installer to confirm your property's status before proceeding. You can also seek a declaration under Section 5 of the Planning and Development Act 2000 from your local authority to confirm the position.

Electrical Systems in Older Homes

Older homes often have consumer units (fuse boxes) that do not meet current Irish wiring regulations, particularly homes with older fuse-wire systems rather than modern MCBs (miniature circuit breakers). A solar installation triggers an electrical inspection, and if your consumer unit needs upgrading, this will be identified and quoted before work begins.

Consumer unit replacement typically costs €200 to €500 and adds half a day to the installation. It is also a genuine safety improvement for the entire home, not just a requirement for solar.

Older homes may also lack a suitable location for the solar inverter, typically a dry, ventilated wall in a garage, utility room or attic. If no obvious location exists, your installer will identify the best alternative during the site survey.

Is the SEAI Grant Available for Older Homes?

Yes. In fact, older homes are among the most common beneficiaries of the SEAI solar grant. The grant is available to any home built and occupied before 1 January 2021, regardless of how old it is.

At the time of writing September 2026, the SEAI solar grant is €1,800 for domestic solar PV systems. A typical 5 kWp system (10 to 12 panels) costs €6,000 to €6,500 after the grant.

Costs and Savings for Period Homes

A typical 5 kWp solar system on an older Irish home generates approximately 4,700 kWh per year, saving you:

  • €800 to €1,200 per year on electricity bills (based on 40 to 60 per cent self-consumption and an average electricity rate of €0.42 to €0.45 per kWh in September 2026)

For older homes where the roof is genuinely unsuitable (thatched, structurally weak, heavily shaded, or on a protected structure with strict planning constraints), ground-mounted solar in the garden or farmyard is a practical alternative.
